Village of Mariemont
The property consists of 3.95 acres in the Village of Mariemont. The site is located on Miami Run at the western edge of the Mariemont Landing residential development. From 1924 to 1954 the property was used as a steam plant to provide heat for the homes within the City of Mariemont. The brick steam plant building is five stories high with a 4,399 sq. ft. footprint. The structure has been vacant since 1954 and is in poor condition but may have unique uses due to its distinctive characteristics.
Currently the property has a split zoning. A portion of the property is zoned Residence “A” and a portion is zoned Industrial “A”. Previously members of the Mariemont Planning Commission and Architectural Review Board have indicated that the property could possibility be rezoned to Residence “C” and improved as a Planned Unit Development. The property is only about 250 ft. north of the scenic Little Miami River. The second and third floors of new construction on the property should offer wonderful views of the river.
Possible uses for the property include renovation of the steam plant building to apartments or condominiums. Additional options after razing the steam plant building include:
The Village of Mariemont is considered to be one of the most desirable neighborhoods in the Cincinnati area. The Village was named as a “Top 10 Great Neighborhood”, by the American Planning Association in 2008. This property may have the potential to be a real development jewel. Hamilton County Parcel ID# 527-0010-0100-00
