  • ZONING:
    • Please check with the local municipality for exact uses allowed and to verify zoning.
    • Bidder to determine whether the proposed use of the property is in compliance with all zoning ordinances and wetland laws and all other county or municipal ordinances pertaining to property management and use. Douglas County does not guarantee that a proposed use will be allowable;
    • Determination of applicability of local zoning, land use restrictions, potential special assessments and deferred special assessments shall be the sole responsibility of the bidder.
  • SCHOOL DISTRICT:
    • Please check with local school district to verify.
  • TITLE TRANSFER & ADDITIONAL TERMS:
    • Douglas County will transfer title by Quit Claim Deed, which is intended to pass any title, interest, or claim which Douglas County may have in the property, but does not warrant clear title.
    • Representations or statements regarding the property made by Douglas County or any representative of the seller shall not be binding on the Seller or considered as ground for any claim for adjustment in, or recession of, the resulting sale of the parcel. The purchaser expressly waives any claim for adjustment or rescission based upon any such representation or statement.
    • All properties will be sold subject to all easements, zoning ordinances or government regulations. Mineral rights, if held by the County of Douglas, will be transferred with the Quit Claim Deed.
    • No abstract, title insurance, or survey will be provided by the seller.
    • The prevailing bidder may be responsible for recording fees, taxes, and special charges etc., as provided in Wis Stat. 75.521(8), (Wisconsin Statutes 2009-2010).
  • ADDITIONAL FEES:
    • The buyer must pay in addition to the final high bid an auction buyers fee (see below chart).
    • Buyer to pay Deed Recording, Transfer and Handling Fee of $55.
    • Buyer responsible for all future real estate taxes.

  • PAYMENT TERMS:
    • Buyer must make full payment (High Bid + Buyers Fee + Deed Filing Fee) no later than Noon April 13, 2013. Payment will be paid to Wisconsin Surplus Online Auction in the form of Guaranteed Funds (Cashiers Check, Wire Transfer or Cash).

    • Douglas County obtained most of the parcels in this auction through tax foreclosure proceedings. Parcels may be subject to easements, mineral rights reservations, and adverse possession claims or occasionally other liens or encumbrances. Conveyance of parcels is by quit claim deed unless expressly identified otherwise.
