REGISTRATION: All prospective bidders are required to register to bid prior the auction beginning. Registration will begin approximately 30 minutes prior to auction. Prospective bidders will need to show a current driver’s license to register and obtain a bidding number.
DOWNPAYMENT: The high bidder shall sign a Contract To Purchase and make a down payment of 10% of the contract amount immediately at the conclusion of the auction. The down payment will be accepted by cash or check.
CLOSING & POSSESSION: Closing on the properties shall be within 30 days of the auction. Time is of the essence. Possession will be immediate at closing, subject to tenants rights where applicable. Taxes will be prorated to date of closing. Seller guarantees title to be insurable and with no liens.
BUYERS PREMIUM: A Standard ten percent buyer premium will be added to the high bid to determine the purchase amount.
CO-OP COMMISSION: Semple and Associates, Inc. offers Up to a 3% of the high bid, before adding the buyer premium to any licensed real estate agent who procures the purchaser, acts as a buyers agent, and whose client closes on the transaction.
